Buying an Apartment or House in Argentina

Buying a home in Argentina works differently from the U.S. or Europe. The real estate agent finds the property, but the deal is closed before a notary (escribano), who signs the deed. Before that, you usually sign a preliminary agreement and pay a deposit. A mistake at any step can delay the closing or leave you with a title problem. It’s one of the services we offer as real estate lawyers in Argentina.

We Check the Title Before You Pay

Before you sign anything or pay a deposit, we study the title and check ownership, liens, debts, building rules and the seller’s documents. If something is wrong, you’ll know in time to negotiate or walk away.

Buy or Sell Without Traveling

You don’t need to get on a plane. You sign a power of attorney where you live, in front of a local notary and with an apostille, and we take it from there. We get your Argentine tax ID (CUIT or CDI), handle the offer, the agreement and the closing, and keep you updated in English.

Selling Your Home and Sending the Money Abroad

If you’re selling, we review the offer, prepare your documents, explain the taxes and costs, and help you send the money to your account in the U.S., Canada or Europe through proper legal channels.

One Point of Contact for Legal, Tax and Notarial Matters

We are a one-stop legal solution. Our team includes lawyers, accountants, Argentine notaries (escribanos) and certified translators, all under one roof and coordinated by attorney Elias Kier Joffe. When needed, we also work directly with your own lawyers and accountants back home, for example to check the tax impact of your purchase or sale in your country.

Who you’ll work with

Meet Your Argentine Residential Real Estate Lawyer, Elias Kier Joffe

Hi, I’m Elias Kier Joffe. My grandfather founded this firm in Buenos Aires in 1940, and I’m the third generation leading it. The New York Times has interviewed me three times as an Argentine real estate expert, and Best Lawyers has recognized me in Real Estate Law since 2014.

I know what you’re facing. Buying or selling property in another country, in another language, from far away, is a big decision. My job is to make it simple.

I oversee every case personally, and I’ll always tell you the truth about your case, even when it’s not what you want to hear.

You’ll always know who’s looking after your property: me.

FAQ

Frequently asked questions

Can foreigners buy an apartment or house in Argentina?

Yes. Foreigners can buy apartments and houses in Argentina with the same rights as Argentine citizens. You’ll need an Argentine tax ID (CUIT or CDI), which we obtain for you.

Do I need to travel to Argentina to buy or sell my home?

No. You sign a power of attorney where you live, in front of a local notary and with an apostille, and we handle the rest, from the offer to the closing. Some clients like to fly in for the closing, but it’s never required.

Do I still need a lawyer if I have a real estate agent and a notary?

Yes. The agent works to close the sale, and the notary certifies the deed, but neither represents only you. We review the title, the agreement and the terms on your behalf, in English, so your interests come first.

How much does a residential real estate lawyer cost in Argentina?

It depends on the price, whether you’re buying or selling and the work involved. After a free 15-minute consultation, we send you a written quote. Notary fees and taxes are separate, and we explain them to you in advance.

How long does it take to buy an apartment in Argentina?

If the title is clean, it usually takes 30 to 60 days from the preliminary agreement to the closing. Getting your tax ID and the power of attorney can add a few weeks, so we start on them early.
